Langford, BC Real Estate: A Buyer's Guide
Buying in Langford: the short answer
Updated October 2026 by Kevin White, REALTOR®, Macdonald Realty.
Langford is the fastest-growing city in Greater Victoria and usually the most affordable place to buy a newer detached house within commuting distance of downtown. In September 2026 the benchmark price was $1,051,100 for a detached house, $712,900 for a townhome and $480,800 for a condo. That is roughly $200,000 to $250,000 less than a comparable house in the Victoria core. Buyers come for newer homes, houses with mortgage-helper suites, lakes and trails, and good-value new construction. The trade-off is the commute: 25 minutes to downtown off-peak, and often 45 or more at rush hour.
How much do homes cost in Langford?

Schools, commute and things to do
Schools. Langford is in the Sooke School District (SD62), which has some of the fastest enrolment growth in BC. Public schools in Langford include these (City of Langford):
- Elementary (K–5): Crystal View, Happy Valley, Lakewood, Millstream, PEXSISEN, Ruth King, Savory, SĆIȺNEW̱ SṮEȽIṮḴEȽ and Willway
- Middle (6–8): Centre Mountain Lellum and Spencer
- Secondary (9–12): Belmont and QELEṈSEN Á, LEṈ
- Private and independent: Brookes Westshore (IB), Lighthouse Christian Academy (K–12) and Westmont Montessori
Catchments change as new schools open, so check the SD62 school locator for a specific address.
Commute. Downtown Victoria is about 17 km away. It takes about 25 minutes by car off-peak and often 45 minutes or more at rush hour on the Trans-Canada Highway. The Blink RapidBus (route 95) runs from Langford to downtown every 7 to 30 minutes and takes about 35 to 57 minutes. Cyclists can use the Galloping Goose and E&N rail trails.
Things to do. Outdoors you have Goldstream Provincial Park, Mount Finlayson, Thetis Lake, and Langford and Florence lakes. The city also has Bear Mountain's two golf courses, Olympic View Golf Club and Royal Colwood Golf Club. Starlight Stadium is home to Pacific FC of the Canadian Premier League, Rugby Canada and the Westshore Rebels Canadian Junior Football League. Downtown, The Langford Station is a two-block arts and culture district on Station Avenue, with artist studios and shops in converted shipping containers, food trucks, and an outdoor stage for live music and events.
Houses with suites and new construction
Houses with suites. Many of Langford's newer houses were built with a suite, and older homes in Happy Valley and Mill Hill often have one too. A suite can help you qualify for a mortgage: most lenders count part of the expected rent as income. It also gives you room for family or a future rental. Before you buy, confirm whether the suite is permitted with the City of Langford, check its separate entrance and fire separation, and see whether it's on a separate hydro meter. Search Langford houses with suites.
New construction. Much of Greater Victoria's new building is happening in Langford, especially in The Westhills, Bear Mountain, Olympic View and the Langford core. Two tax breaks make new homes cheaper for many buyers:
- BC property transfer tax. Newly built homes are fully exempt up to $1,100,000, with a partial exemption up to $1,150,000. First-time buyers of resale homes are fully exempt up to $835,000 (BC property transfer tax guide).
- Federal First-Time Home Buyers' GST Rebate. First-time buyers of a new home can recover up to $50,000 in GST on homes up to $1 million, with a partial rebate up to $1.5 million. This applies to agreements signed on or after May 27, 2025 (Department of Finance Canada).
On a $900,000 new townhome, a first-time buyer would save about $61,000: $45,000 in GST and $16,000 in property transfer tax. Browse new construction in Langford.
